Definition Of Urgent Repairs
Repairs can be classified as being urgent if they pose a risk to the well being of the business, tenant, occupying personnel and other interested parties including members of the public and trespassers and the like.
Emergency repairs are therefore considered to be those of an urgent nature that affect or may affect the health and safety of those listed above and for the protection of the premises / business.
Repairs of an urgent nature to property can be classified as being either :
- Health & Safety related
- Security related
- Business needs
Areas of reported urgent work required to property include
- Gas escapes
- Loss of electrical power / dangerous caballing
- Loss of heating
- Water leaks / burst pipes
- Blocked drainage
- Roof leaks of a serious nature
- Broken glazing
- Door repairs and locks
- Call outs after hours to make secure due to vandalism or attempt break ins etc.
- Others

Attendance to repair
Following receipt of the request for an emergency repair the appropriate council officer will assess the seriousness of the repair and will advise accordingly. An instruction dealing with a repair deemed to be of an urgent nature will immediately be placed or within a period not exceeding 2 hours. A contractor will be in attendance to alleviate the risk to persons and property within a period not to exceed 24 hours.
The details of each emergency repair is collected and analysed, in order to ensure satisfactory performance within the required timescales.

Tenant / occupiers requirement to reduce the risk
Each tenant should limit the risk by carrying out and recoding a risk assessment to reduce the source of the risk. If the tenant thinks that there is a gas escape then the gas stop tap should be closed. Water leaks can be stopped by turning off the water stop tap and electricity isolated at the mains.
It would be prudent that each tenant is familiar with the isolation of each service ( gas, water and electricity ). Details of which can be obtained from Asset Management
