local development framework
The Local Development Framework (LDF) is our emerging new spatial development plan. It will gradually replace our existing UDP, setting out the strategy, policies and proposals by which all planning applications in the borough will be assessed.

Strategic Housing Land Availability Assessment (SHLAA) (external website)
The SHLAA will assess the borough's potential housing land supply over the next 15 years. Sites can be put forward for consideration in the study until 17 October 2008.
Please note - inclusion in the SHLAA does not necessarily mean that a site will be allocated in the LDF or granted permission for housing.
Regional
Spatial Strategy (RSS)
The Regional Spatial Strategy (RSS) for the North East will replace existing Regional
Planning Guidance (RPG1) as the regional part of the statutory development
plan. We have to consider the policies in these documents, alongside
our LDF and UDP, when determining planning applications.

Unitary
Development Plan (UDP)
The UDP is our existing adopted development plan. Its policies
set the basis for determining all planning applications, and remain
valid until replaced by the Local Development Framework.

Urban Design Framework
Provides urban design guidance for South Tyneside and is sensitive to the variety in the built and natural environment across the Borough.
Street Design Manual 2008
The Street Design Manual 2008 is an easy reference guide for council officers, developers, and others to pick which products to use on a particular site.
The Street Design Manual is out for a period of public consultation until 30 September 2008.
